Impact of New HDB Housing Policies | National Day Rally 2010

Just a post to summarize the probable effects of what was discussed by PM Lee and Mr. MBT. I fall under the category of people that these measures are supposed to benefit. :P I.e. Young couples buying their first flat… hmm~ Cat face

 

Please feel free to leave a comment if you have something to add, or think that a point should be corrected or can be refined. :)

 

    1. Minimum Occupation Period (MOP) of non-subsidised flats increased from 5 years (from 3 years)

    o Transaction volume decreases

    o Supply of resale flats decreases

     

    2. Buyers of non-subsidised flats cannot own private property concurrently within MOP

    o Private property owners intending to buy HDB for investment purposes are unable to do so

    o Buyers intending to invest in private property within MOP of staying in HDB are unable to do so

     

    3. Increased the holding period for imposition of Seller’s Stamp Duty (SSD) to 3 years (from 1 year)

    o Buyers intending to speculate with holding period of 1 to 3 years will have profits eroded by SSD

    o Speculation period increased to > 3 years (Encourages longer-term speculation)

     

    4. Buyers who have ≥ 1 outstanding loans at purchase and are taking a bank loan: Required to pay 10% of valuation in cash (from 5%), and max bank loan % lowered to 70% (from 80%)

    o Existing HDB owners intending to shift houses are now less able to do so

    o Supply of resale flats decreases

     

    5. HDB intending to launch 22,000 flats in 2011 if demand remains strong

    o Supply of BTO flats increases

    o Demand for resale flats decreases

     

    6. More land released for tender of DBSS and ECs

    o ???

     

    7. BTO flats launching mid-2011 onwards have expected completion time of 2.5 years (previously 3 – 5 years)

    o Demand for BTO increases due to shorter time to obtain flat

Another expensive flat, sigh

We viewed another flat we liked on Saturday. This one is selling for 495K + 55K COV = 550K.

Pros

  • Good location overall Auto – slightly west, but still quite central
  • View of gorgeous greenery from the window Red rose
  • Amazing renovation done – no touch up required at all

Cons

  • Location not near to expressway exit
  • Most windows facing west – afternoon sun Sun
  • No amenities close by – clinics, supermarkets, etc… zilch Thumbs down
  • HDB last transacted price shows that the area’s units sold for around 510K & below for 2010 Money

The bf is thinking of offering +40K COV, but ahhh, I’m so tempted but really not sure if that’s the right decision considering the “cons” bit.

Although the deco is really hands down worth it. It looks so nice that we forgot that we were in a HDB flat for a moment.

Le sigh.

My handsome boy~

The furry thing napping at his favourite spot… beside the toilet bowl. Sick smile

He’s now 8 months old! Time flies so fast.

His repertoire of skills has expanded over the months to include:

  1. Pooping and peeing outside of the home – yay for no cleaning kitty waste!
  2. Dipping his paws into the water fountain in my living room then licking them clean – effectively “washing his hands”.
  3. Flushing the toilet repeatedly for fun.
  4. Climbing up the horizontal bars of my front door metal gate.
  5. On alternate Saturdays, when my neighbour has a barbeque with a whole gang of people at a playground near my house, it is reported that Handsome is a regular guest.
  6. Manja-ing as many people as he possibly can for food – he now has about 5 different people who are in charge of feeding him different meals of different varieties.
    On a typical day, he has home cooked rice and meat for breakfast from an auntie, canned tuna for tea from a teenage girl, bread for supper from an ah pek, and random chicken wings (sometimes drumsticks) from people who just find him cute.

Pizza Hut for dinner!

Dinner today was delivery from Pizza Hut cos the mum received a flyer and got tempted haha. Sorry that the photo is a bit blur. Looked clear on the camera screen… :P

I ordered the ‘Viva’ crust (the thinner type) and the mum went into a frenzy when she saw it.

Omg! The pizzas shrunk! Why they do this!?!? Why become so thin? Omg cheat our money! OMG!

Yep so I had to spend around 5 minutes explaining to her that I ordered it that way but she still doesn’t understand… I think. It doesn’t make sense why I would order a thinner pizza for the same price when I could have gotten a thicker one (more bread le gasp!).

 

Ah… Mums.
